We help you define a clear project brief, review your site, and identify key constraints early - ensuring your project is viable in terms of planning, budget, and delivery.
Our team then explores and develops design options, using detailed drawings and visualisations to test ideas and shape a preferred scheme. Through a collaborative process, we refine and coordinate the design into a fully developed proposal, ready to progress smoothly to the next stages.
Planning
At the planning stage, we prepare and submit all drawings and supporting documents required for your planning application. We manage the entire planning process on your behalf, liaising directly with the local planning authority to ensure a smooth and efficient submission.
As your application is assessed, we respond to planning queries, requests for clarification, and conditions, helping to minimise delays and improve the likelihood of approval.
Technical Design
We develop the design into detailed technical drawings and specifications that clearly define how the building will be constructed. This information is used to obtain Building Regulations approval and enables contractors to price the works accurately and competitively.
We coordinate closely with structural engineers, consultants, and specialist advisers to ensure the design is fully resolved, compliant, and buildable before construction begins on site.
Construction
We prepare specifications and schedules, compile a comprehensive tender package, and invite suitable contractors to price the works. Returned tenders are reviewed and analysed, with a clear comparison and recommendation, followed by negotiation and formal appointment under a JCT contract.
During construction, we act as Project Manager and Building Regulations Principal Designer, coordinating consultants, contractors, and client suppliers. We carry out regular site inspections, monitor progress and quality, resolve technical and regulatory queries, assess monthly valuations, administer payment certificates, and provide final sign-off to Building Control on completion.
