Iris Gardens. Thames Ditton, Surrey. Technical design, and construction assistance, which helped to resolve project challenges on a major property development heading towards delay and budget overspend.
INTRODUCTION
Technical design, and construction information assistance for an important development in Surrey. Bastion multidisciplinary design practice was sought to resolve project challenges on a major property development heading towards construction delay and budget overspend. Requested expertise included feasibility study, design, planning and building regulations applications, technical and working drawings, and co-ordination services. Project success led to an additional phase.
WHAT WAS THE BRIEF?
Facing difficulties with an existing design and drawing package, we were asked to join the design team of a large development of 3 new Georgian-style houses. Located in an affluent area on the outskirts of London, the project was in danger of facing significant on site delays that could have proved costly not only in terms of time and money, but also potentially incur penalties from local authorities with regard to site logistics operations and access.
OUR SOLUTION
Having promptly identified key issues holding up construction, we were able to quickly and efficiently issue the necessary updated drawing packages to enable on site works to resume at pace. After a series of ‘fire-fighting’ design and detail packages, the high profile development went on to be a great success, the completion of which saw each property going on to sell for in excess of £1m.
We have been working alongside Bastion for a number of years and the attention we are given as contractors is exceptional. They always maintain a high level of professionalism; their work is clear and concise with both our management teams, and on-site operatives, appointment dates are kept as stated and drawings, early proposal sketches and layouts are always clear, precise and accurate.

The Finer Details.
Following the success of rescuing the 3 unit project at Iris Gardens, we were commissioned to work on a proposed new project to see a 4th unit added to the site, successfully securing planning permission in March 2018.
Works have since begun on site, with completion expected late 2019.
